Most householder planning applications are determined within 8 weeks of submission to the local authority. I typically have drawings ready for submission within 2–3 weeks of our initial consultation, so you could have a decision within 10–11 weeks of first getting in touch.

Planning permission deals with whether you're allowed to build — it covers the appearance, scale, and impact on neighbours. Building regulations deal with how you build — structural integrity, fire safety, insulation, drainage, and accessibility. Most projects need both, and I can handle the drawings and submissions for each.
